Description
Summary Overall responsibility for maintaining the landscaping / exterior maintenance, including repair and maintenance, for all properties owned and/or operated by The DiMarco Group, Admar Supply Company, Baldwin Real Estate and other DiMarco Group affiliates.
Essential Duties and Responsibilities include the following. Other duties may be assigned.
- On a daily basis perform grounds maintenance and oversee the landscaping and exterior maintenance activities for facilities. Schedule work and ensure it is completed as scheduled.
- Maintain all property tools and equipment in safe and operating condition. Make sure all equipment is used safely and as specified by manufacturer. Act as primary contact and liaison between site management and outside contractors/service providers. Communicate with subcontractors while on site to monitor activities. Monitor and report on vendors' quality of work, timeliness and adherence to contract terms and conditions.
- On a daily and weekly basis provide reports and updates to supervisor on status of all properties/projects. Maintain records of all expenses, activities and hours spent on each property.
- Responsible for 24-hour emergency maintenance service as scheduled.
- Assemble and maintain information on every property. Information should include items such as blue prints, service contracts, service and repair records, inspection and maintenance logs. Provide access to information as needed or requested (eg - fire or OSHA inspections).
- Know the locations of all power, water, gas shut-offs, sewer cleanouts, hydrants and all safety equipment. Perform regular inspections of these items to ensure all are functioning properly and are in good repair.
- Monitor service agreements / contracts; schedule services as required by contracts. Ensure work is completed on a timely basis, within budget and to the company's satisfaction.
- Keep up-to-date on all federal, state and local laws, ordinances and other regulations such as fire, utilities, use, and access.
- Work with company management to monitor expenses and plan annual budget for each facility. Maintain and update inventory of all equipment and supplies and submit to supervisor on an annual basis. Notify supervisor of any unexpected or unusual expenses that will require funding.
- Represent the interests of the company at both internal and external meetings when necessary, exhibit behavior and professionalism commensurate with that expected of a company representative.

Required Experience / Education - The requirements listed below are representative of the knowledge, skill and/or ability required for this position. Education/Experience High school degree required. Must have a minimum 5 - 10 years hands-on experience in day-to-day exterior facilities support. Knowledge of landscaping, painting, siding, roofing required.
Language Skills: Ability to read and understand written policies, procedures, and contracts. Ability to respond to inquiries or complaints from customers and contractors. Ability to effectively communicate with managers, other employees, tenants and contractors.
Mathematical Skills: Ability to add, subtract, multiply and divide and work with common fractions and decimals to figure items such as discounts, understand and reconcile invoices and budgets.
Reasoning Ability: Ability to define problems, collect data, establish facts and draw conclusions. Ability to interpret data and information and create an action plan; solve problems involving numerous variables in a variety of situations.
Physical Demands: While performing the duties of this job the employee is regularly required to sit, hear, talk, stand, walk, use hands to handle and feel. The employee is frequently required to use hands and arms to reach, lift and carry up to 50 lbs. Specific vision requirements include close and distance vision, depth perception, peripheral vision and ability to distinguish colors.
The work environment is varied - typical retail facilities, apartments, and commercial/industrial offices. Exposure to cold, heat, noise, fumes and dust.
Salary Description
$24.00 - $28.00 per hour
