TI Builders, a leading national construction company, is actively seeking a talented individual to join our expanding team in Tampa, FL. The Area Manager position requires expertise in estimating, project management, field supervision and the ability to represent TI Builders at marketing events while overseeing field projects. As the branch grows, the area manager (with the help of HR) will hire the first Superintendent, the first Project Manager, and after that, craft labor. The position also requires a minimum of 5+ years of experience in commercial construction management and a comprehensive grasp of overseeing daily operations on construction sites. The perfect candidate would be well versed in commercial construction, poised to lead our new branch, drive success, and foster growth. Collaboration with our internal team will be a key aspect of this role.

Duties and Responsibilities

Project Management

Create and keep current submittal logs

Keep action items/critical task list current weekly

Job startup, fill out PM workbook

Work with super on buyout

Review and approve all subcontractor selection for all projects (sub-contractors’ final selections)

Provide subcontractor final scope and price to PA

Work with Superintendent on RFI

Rec approval from Project Executive on overbudget bids

Submit the monthly billings to accounting on or before the 25th of each month

Close out documents

Responsible for all of the ordering

Superintendent

Daily supervision

Safety/OSHA compliance

Jobsite housekeeping

3 weeks schedule out every Friday

Work with PM on updating master schedule monthly

Keep the PM and PA in the loop on all subcontractor estimates your working on

Provide all important documents to PM to file in Dropbox

Inform PM team of any “deals” made with subs or suppliers

Work with PM on all plans/spec changes and updates

Work with PM weekly to keep current set of as built on site

Submit proposed sub-contractors’ selections to PM for review and approval

Provide written information to PM on changes (don’t hesitate to work with PA’s)

Provide work done this week and work done next week per project

Provide at least three photos per project NLT Wednesday weekly

Work with PM on generating RFI

Provide and updated % complete on the schedule of values through the end of the month to PM NLT 20th each month

Estimating

Assist project managers with project documentation, take-offs and materials quotes

Call subcontractors to check if they're bidding or if they have any questions

Hold job walks

Order temporary facilities (e.g. storage containers, dumpsters, mobile restrooms, equipment)

Transcribe and distribute budgets, RFIs, submittals, subcontracts, and change orders

Assemble project close-out documents

Business Development

Attend events and represent TI Builders

Attend meetings with potential customers

Interface with the headquarter marketing team for support
